Housing Justice is Disability, Gender, & Racial Justice: Addressing Economic Inequality, Poverty, & Neighborhood Politics
During the COVID-19 pandemic, millions of people in the U.S. have faced job loss, reduced hours, loss of childcare, and risk of imminent eviction or foreclosure - despite a federal eviction moratorium and aid programs to help with mortgage and rent payments. Yet this vast economic crisis is only the tip of the iceberg. Systemic and institutional racism, gender-based oppression, and ableism have shaped centuries of housing policy and real estate law, causing and exacerbating sharp disparities in homeownership, lending, generational wealth building, and access to community resources along racial, disability, and class lines. This talk will explore the ways that these compounded injustices have further entrenched economic inequality and contributed to everyday experiences of marginalization in access to housing, while offering a vision for housing and real estate law that can move us closer to justice.

In early 1893, the world economy was slipping. The price of silver dropped, and with Congressional repeal of the Sherman Silver Purchase Act in October, its value cratered. Colorado, heavily dependent on silver mining at the time, was profoundly affected. Mining towns collapsed. Personal fortunes evaporated. Some parts of society realigned. Learn how our state’s destiny was irrevocably altered by the Panic of 1983.

Distressed Real Estate Loan Workouts Enforcement
As the world begins to look beyond the COVID-19 pandemic, the landscape for many commercial real estate projects will be permanently altered. While 2020 included many short-term loan modifications intended to address the immediate impact of the pandemic, many lenders and borrowers must now confront the long-term economic consequences to their real estate projects and how they affect loan performance. We will discuss how nonperforming loans get resolved, including loan modifications, loan workouts, deeds in lieu, and enforcement of lender remedies. Valuable to both those new to distressed real estate and those in need of a refresher since the last downturn, the conversation will include tips, strategies, and an overview of emerging loan enforcement trends.

Despite “doom and gloom” economic conditions originally anticipated to result from COVID-19, the real estate market has recently exploded in Southwest Colorado, with unique characteristics and differing impacts on various local and regional components. This session surveys the “urban exodus” market activity throughout the region in cities, towns, and rural areas, and explores the benefits and challenges experienced by various communities from the unexpected growth, including aspects such as infrastructure readiness, Zoomer residents, recreation overload, tax and finance, zoning and planning, and other impacts. What is occurring in Southwest Colorado provides a “you might want to look in the mirror” perspective for other interdependent or geographic regions throughout the Western States.
