Richard H. Goldberg LLCRichard Goldberg, Esq., is a retired partner whose practice in the Real Estate Department was concentrated in the areas of real estate development, financing, leasing, and acquisition. In nearly five decades as a practicing lawyer, including 18 years at Ballard Spahr, he handled a series of deals for landmark properties, large shopping malls, and hotels. Mr. Goldberg served as counsel to the Loews Corporation in the development and financing of its conversion of the historic PSFS office building in Philadelphia into a state-of-the-art hotel. He served as lender's counsel for the financing and refinancing of office buildings, apartment complexes, and shopping centers, including the largest mall in New Jersey. Adept at structuring complex financing, Mr. Goldberg represented lenders in providing secured credit lines to real estate investment trusts with properties located in multiple states, and in mezzanine loans and complex preferred equity structures. Before joining Ballard Spahr, Mr. Goldberg served as Vice President and Associate General Counsel of The Rouse Company for 23 years. Mr. Goldberg served as counsel to Philadelphia's Magic Garden, a showcase for mosaic artist Isaiah Zagar. The financing arranged by Mr. Goldberg saved one of Mr. Zagar's most notable works from being destroyed. Mr. Goldberg has also devoted considerable pro bono efforts to The Center for Art in Wood in Philadelphia, a nationally recognized museum and exhibitor of wood arts and crafts. Mr. Goldberg secured the funding for a permanent home for the museum, and continues to serve as the museum's President and Counsel. Mr. Goldberg is a Fellow of the American College of Real Estate Lawyers, of which he is past President; a member of the Anglo-American Real Property Institute, of which he is past Chair; a member of the International Council of Shopping Centers, of which he is past Chair of the organization's Law Conference; and a Fellow of the American College of Mortgage Attorneys, where he serves as Co-Chair of the Capital Markets Committee. He also is a member of the American Law Institute and was an adviser to the Restatement of Property (Mortgages). He is a member of the Program Advisory Committee of ALI-ABA and the Real Estate Advisory Committees of ALI-ABA and the Practising Law Institute. Mr. Goldberg is an Adjunct Professor at Temple University James E. Beasley School of Law. He is Planning Chair of, and presenter at, the ALI-ABA commercial real estate leasing and commercial real estate financing annual seminars. He has written at length on real estate issues, including articles on the economics of commercial leasing for lawyers; commercial financing, including credit enhancement; and participating financing. In addition, Mr. Goldberg is the co-author of a handbook on downtown development for Massachusetts Continuing Legal Education, and a member of the American Bar Association, Section of Real Property, Trust and Probate, where he has served as the real property liaison to the Drafting Committee for the Revision of Articles 1 and 9 of the Uniform Commercial Code. Mr. Goldberg is President of the Board of Directors of The Center for Art in Wood, President of the York Square Condominium Association, and a member of The Franklin Inn Club, where he chairs the Business Development Committee. He is also a member of the Old City Civic Association.
