Munsey Ayers, Esq., is a shareholder in the Denver office of Otten Johnson Robinson Neff + Ragonetti, PC. He has significant real estate, land use and municipal law experience. Munsey is well known for his work with private sector clients on annexation, zoning and subdivision matters, including negotiating development agreements and vested property rights. Munsey also has extensive experience on urban renewal matters, having represented many clients on tax sharing agreements, including public/private financing mechanisms such as public improvement fees. He routinely represents developers in the acquisition, entitlement, development and disposition of residential, commercial and mixed-use projects in urban, suburban, rural and resort areas. Munsey also has experience with the siting and development of alternative and renewable energy facilities. Munsey's experience in real estate, land use and municipal law is not limited to transactional work. He also has effectively represented clients in mediation and litigation matters related to land use, real estate and initiative/referendum disputes, including representing clients in Rule 106 proceedings in district and appellate court proceedings challenging local governmental decisions and actions. Munsey's legal experience is supplemented by experience in other fields. For over a decade (including during law school), he was president of an aircraft maintenance company, and prior to that he worked in property management and building materials distribution. As a consumer of legal services in those contexts, Munsey developed an impatience for expensive legal memos that could be summed up with the phrase “it depends.” He also developed an appreciation for attorneys who understood his business and what could help him reach his goals. Munsey strives to be the kind of attorney he liked to work with when he was a business owner and operator. Munsey served on the firm's Executive Committee (2004-2012) and is the chair of the firm's Technology Committee.
